Job Description:

ComCap Management is seeking a part-time , on-site Resident Coordinator to support daily operations at an affordable senior multifamily apartment community. This role is ideal for someone who is passionate about resident engagement, customer service, and maintaining a well‐run, welcoming community environment.

The Resident Coordinator will report directly to the Property Manager and assist with a variety of essential functions, including resident satisfaction, apartment leasing, administrative support, and coordination of maintenance and repair needs. This position is expected to transition into a full-time role around May, offering a strong growth opportunity for the right candidate.

Key Responsibilities:

• Assist in the daily operations of the property, including resident relations, leasing, and maintenance.
• Foster positive relationships with residents, addressing concerns and facilitating community engagement activities for our senior residents.
• Create regular communication materials for residents to alert them of upcoming events, property maintenance, rent and recertification deadlines, policy changes and other important news and information.
• Assist residents with administrative issues including but not limited to submitting work orders for maintenance, troubleshooting access to the resident portal, receiving rent payments.
• Regularly conduct rounds throughout the property to ensure the interior and exterior of the building is tidy including amenity spaces and that they are being appropriately utilized by residents.
• When there is availability on the property, assist the property manager with advertising available units, reaching out to leads to schedule appointments, conducting tours and guiding interested individuals through the application process.
• Ensure compliance with local, state, and federal regulations related to affordable housing.
• Contribute meaningfully to a cross-functional team including leasing and maintenance professionals to achieve occupancy goals and maintain high resident satisfaction.
• Collaborate closely with the compliance team to ensure applications, recertifications, and annual reports adhere to all regulatory requirements and are completed accurately and timely.

Qualifications:

• Minimum of 1 year of multifamily property management experience, with familiarity in Fair Housing laws and regulations.
• Knowledge of LIHTC (Low-Income Housing Tax Credit) experience is preferred, including familiarity with affordable housing compliance processes and regulations.
• Proven ability to work effectively in a team environment and support team goals and priorities.
• Knowledge of property management and financial reporting software such as RealPage OneSite or similar tools.
• Familiarity with the leasing process, effective marketing strategies, and follow-up systems; experience with leasing CRM systems like Anyone Home is a plus.
• Excellent communication and interpersonal skills.
• Ability to manage multiple tasks and prioritize effectively.
